Sales at Merryfield Court and Napier House boost turnover

Relatively strong sales of new build developments boosted the level of activity in the local property market once again during June.

There were fewer sales than in May at Napier House but ten flats in Merryfield Court on the Uxbridge Road were registered as changing hands. Over a third of home sales recorded by the Land Registry during the month were in these two developments.

As in May, this had the effect of driving down the average sale price in the W3 post code area below the £400,000 mark which it had exceeded earlier in the year. The average price during the month was £375,504.

There were no homes sold for over £1,000,000. The most expensive property went for £899,950 in Carbery Avenue.

The June data from Land Registry's flagship House Price Index shows an annual price rise of 0.9% which takes the average property value in England and Wales to £161,777.

London remains the best performing area in the country with prices rising by 6.3% to £359,476 over the same period.

The most up-to-date figures available show that during April 2012, the number of completed house sales in England and Wales decreased by 19 per cent to 41,244 compared with 50,721 in April 2011.

The number of properties sold in England and Wales for over £1 million in April 2012 decreased by 43 per cent to 468 from 825 in April 2011.
