Brisk sales at Victoria Court drive down average

The average price of a property sold in Acton during August was £321,173. This is well below the levels seen in previous months but the fall may not accurately reflect the direction of the market.
During August there were 11 units sold in the Victoria Court development on Kingsbridge Road none of which went for over £200,000 and this depressed the average.
Also there were no high value individual sales such as that of the house in Avenue Crescent that went for £1,995,000 in the previous month. Excluding these factors the underlying price trend appears to be stable.
London was the only region in England and Wales to experience an increase in its average property value over the last 12 months according to the Land Registry. The average price rose by 2.1% to £348,686.
The national House Price Index shows an annual price decrease of 2.6% which takes the average property value in England and Wales to £162,347.
The most up-to-date figures available show that during June 2011, the number of completed house sales in England and Wales decreased by 13% to 54,776 from 62,714 in June 2010. The number of properties sold in England and Wales for over £1 million decreased by 28 per cent between June 2010 and June 2011, from 644 to 465.
