Ealing Council has agreed to purchase 110 affordable housing units from Vistry Group and L&Q at Acton Gardens. The flats, located in Phases 9.3, 9.5 and 9.6 of the South Acton redevelopment, will be let at social rent and are expected to be handed over in autumn 2026.

The reported price for the flats is Ealing £49.2 million giving an average price per unit of £447,272.

The acquisition forms part of the council’s wider response to the borough’s housing crisis, with nearly 7,500 families currently on the waiting list for council homes. Councillor Peter Mason, Leader of Ealing Council, described the move as “bold and necessary,” adding that “by Christmas next year, more than 100 more families will be able to start new lives in safe, modern homes where they can thrive.”

The Acton Gardens scheme, a £800 million joint venture between Vistry and L&Q, is transforming the former South Acton estate into a mixed-tenure neighbourhood of 3,463 units, half of which will be affordable. The latest phases will deliver 215 flats in total, alongside new public spaces including courtyard gardens and private gardens for houses in Phase 9.3.

This deal comes in the wake of a collapsed agreement with Fairview Homes. That deal, which would have secured 108 flats at Southall Grove, fell through after negotiations stalled—reportedly over pricing. Fairview has since listed the properties for private sale, with prices ranging from £320,000 to £575,000. The failure of that deal has raised concerns about the council’s ability to secure affordable housing in a competitive market, where developers may favour open-market returns over bulk discounts.

In contrast, the Acton Gardens agreement has been praised by delivery partners. Nick Churcher, Managing Director for Vistry West London, said the deal “accelerates the further delivery of much-needed affordable housing” and reflects a shared commitment to sustainable development. Caroline Pillay, Director of Development & Regeneration at L&Q, added that the long-term partnership with Ealing Council has been key to the success of the regeneration scheme.

To date, 2,189 units have been completed at Acton Gardens, including over 1,000 ‘affordable’ flats. The 52-acre site also includes a community centre, nursery, medical facilities, sports amenities, and 500,000 square feet of public space.
