The average price of a home sold in the W3 post code area during April was £494,829 according to the latest figures from the Land Registry. This represents a fall below the half a million mark for the first time in three months.

There were 53 transactions during the month, seven of which were for over £1,000,000. The highest priced sale was on Goldsmiths Avenue where a house changed hands for £1,300,000.

Over the last twelve months London as a whole has seen a rise in average values of 17% making it the strongest performing area in the country. The average house in the capital cost £435,034 during the month of April.

For England and Wales as a whole, Land Registry figures show that the average prices is up by 6.7% over the last year to £172,069 although they are down compared with February.

The most up-to-date figures available show that during February 2014 the number of completed house sales in England & Wales increased by 38 per cent to 62,368 compared with 45,236 in February 2013.

The number of properties sold in England and Wales for over £1 million in February 2014 increased by 65 per cent to 836 from 507 in February 2013.
