Turnover rises due to surge in sales at Napier House

There was an unusually high number of property sales in Acton during May due to the marketing of units in Napier House. Over a third of the 69 homes sold during the month came from this development.

This had the effect of driving down the average sale price in the W3 post code area to £350,053 having been above £400,000 in previous months. However, it would be wrong to conclude that prices in general are in decline because of this, rather the mix of properties being sold is changing to include more cheaper priced flats.

The most expensive property went for £1,060,000 in Twyford Avenue.

The May data from Land Registry's flagship House Price Index shows an annual price rise of 0.4% which takes the average property value in England and Wales to £161,677.

London remains the best performing area in the country with prices rising by 7.7% to £365,359 over the same period.

The most up-to-date figures available show that during March 2012, the number of completed house sales in England and Wales increased by 25 per cent to 58,609 compared with 46,742 in March 2011.

The number of properties sold in England and Wales for over £1 million in March 2012 decreased by 41 per cent to 501 from 845 in March 2011.
